Titan, Knowsley

The Titan building comprises of 3 large interconnecting warehouse units amounting to 520,000 sq ft. They have recently been subject to wholesale rebuild including new roofs, external cladding, power floated floors with a floor loading of 50 KN, plus refurbished offices and WC’s.

The 3 units are capable of individual occupation with separate metering and secure fencing.

Each unit has a steel frame with 27 metres clear spans, with insulated profile metal clad roof with 20% translucent roof lights. The cladding offers a 0.25 watts psm k/ 0.25 U Value insulation meeting current Building Regulations.

Works have been undertaken to combine Unit 3 and 3a (Unit 3a being a new build extension).

The buildings have a minimum eaves height to the haunch of 10m and 15m in Unit 3a. The structural frame offers significant loading capacity for craneage or M&E.

Unit 1 and 2 have 5 new dock loading doors (6 ton levelling system), with Unit 3 and 3a (combined) having 8 new dock loading doors.

The complex benefits from a 9MVA dedicated electrical supply.

Each unit has fully concreted 50m yards suitable for HGV and include demised security gates.

There is potential for extensive car parking with c. 400 car parking spaces and separate concrete yard area with 200 HGV trailer parking spaces.

There is an additional 6 acres of development land fronting East Lancs Road (A580).

The planning use is B2 or B8 Use with no operational restrictions.
